What Happens During a Professional Roofing Inspection?

Structural Inspection

The first thing that roofers check during an inspection is the building’s structural integrity. Important structural components such as the rafters or trusses, support beams and fascia are inspected. Surrounding masonry may also be part of the inspection, but repair work for these parts are usually left to masonry professionals.

Outer Roofing Inspection

The outer roofing is composed of components that most people think of as the roof — shingles, flashing and fasteners, to name a few. During an inspection, the roofer will look for signs of wear and damage. In addition to visible signs like missing flashing, impact damage and corrosion, the roofer will mark blisters and signs of hail damage, both of which aren’t readily visible from the ground. Gutter contents are also noted at this point, as high amounts of sediment typically indicate increased wear on the roof.

Attic Inspection

Your roofer will ask for your permission to climb into the attic. This is an important step because signs of damage are more apparent underneath. It’s not uncommon for a roof to look all right from the outside, only to have prevalent moisture damage underneath. Water stains, “bleeding” nail heads and the smell of mold are all signs of moisture damage. Your roofer will also test the temperature and humidity levels in the attic. If found to be high on both counts, it would indicate poor ventilation.

What Happens After?

At the end of the inspection, your roofer will sit down with you to discuss their findings and create a repair and maintenance plan. Factors such as insurance coverage and roofing warranties will also be factored in. At the end of the appointment, you’ll receive an estimate of the repair costs, if any is required.
